MAINTENANCE

Maintenance Services for all Properties & Facilities

Cleaning

Service for cleaning communal areas such as entrance halls, stairs and removal of rubbish.

 

Electric

Supply of electricity used in communal areas of your block both internal and external. i.e entrance halls, stairwells and external entrance lighting.

 

Door & Gate Entry

Organize any service / maintenance or repairs  to telephone/intercom systems and electronic gating system.

 

Landscaping

Maintenance of all external communal areas including gardening, grass cutting, wedding etc.

 

Lift Maintenance

Routine servicing and maintenance if a lift is present within your block.

 

General Repairs

Organize and liaise with contractors regarding minor maintenance and repairs to communal areas, internal and external as required i.e. lighting, fixing locks, litter picking, cleaning of guttering, security fencing and gates etc.


In accordance with ARMA’s guidance, we charge a fixed fee per apartment/house per annum.  Our fees are very competitive and we do not charge any commission on any supplier or contractor.

Service charge fees are normally paid monthly by standing order or BACS payment.

 

We will provide a projected yearly service costings forecast at the beginning of each tax year to all shareholders.

We provide a free consultation service to developers at any stage of their new or existing projects.

Assessment of Works

Ongoing assessments of any contractors work that has been carried out and regular inspection of cleaning contractors etc.

 

Management and Professional Fees

i.e accountants and building insurance.

 

  • Administer annual returns and financial statements, proving all costings and invoices for review if required.

  • Update accurate records on change of ownership.

  • Collect all monies due in respect of service charge on a monthly basis

 

AGM’s

  • Call and attend Annual General Meetings, take minutes and provide shareholders a copy upon request.

  • Ensure that the terms of lease are enforced and adhered to including dealing with any concerns had by residents.

  • Supply information and liaise with solicitors when required.

 

Emergency Out of Hours Service

We provide an emergency number for any urgent items which may occur out of normal office hours.
